This study attempted to investigate the present situation of housing mortgage loans in other advanced countries and in Korea and the advantages and problems of their service channel. And it attempted to investigate the present situation of the mortgage broker system as one of the housing mortgage loan systems in Korea and in other advanced countries. And it attempted to investigate how financial consumers acquire information and choose financial products in relation to a diversity of housing mortgage loan products in Korea. And in an attempt to investigate the need for introduction of the mortgage broker system, it conducted the questionnaire research for the countrywide licensed real estate agents making an objective observation of frequent occurrence of housing mortgage loans in their offices. As a result, the following findings were obtained: Most of the financial consumers had a need for housing mortgage loans, used banks for the most part and got information on housing mortgage loan products through licensed real estate agents. Licensed real estate agents delivered much information on the housing mortgage loan products of banks but did not properly deliver information on the financial products of nonmonetary institutions on account of the lack of information and financial consumers. Financial consumers had no way of comparing diverse financial products and choosing the optimal product suited to their needs. At present, there is no financial specialist who, in reality, compares and explains housing financing products in Korea. So this study attempted to investigate how this problem is resolved in advanced countries. As a result, it was resolved by the mortgage broker system. So this study attempted to investigate an advantage of the mortgage broker system worth being introduced into Korea and the matters to be complemented and to inquire into the specific practical scheme for building up the trust for its introduction. So it is thought that the mortgage broker system could bring an benefit to both the financial consumer and the producer. This study has its significance in that it investigated how financial consumers got and chose information in the housing mortgage loan market and also the need to introduce the mortgage broker system into Korea.
