창원시 제1종 전용주거지역 내 단독주택의 건축유형과 건축특성에 관한 연구 = A Study on the Architectural Types and Architectural Characteristics of the Type-1 Exclusive Residential Area of Changwon City
The purpose and the significance of this study is to examine the historical reason of Changwon City's unprecedented large-scale designation of type-1 exclusive residential area, and to examine the architectural types and the architectural characteristics of the detached house by considering the characteristics seen in changing process of detached housing area in .Changwon City’s in type-1 exclusive residential area.
From the changing process of Changwon City’s city characteristics and use district by preliminary considerations, it has managed the residential area based on the internal guideline “guideline for the conduct of architectural business of rear city’ which is based on the Changwon new city planning of 1979 in order to prevent indiscriminate development and densification. And it has identified the historical characteristic of why the type-1 exclusive residential area becomes Changwon City’s representative residential occupancies and reason of unprecedented large-scale designation.
As a result of analyzing the current state of detached houses in type-1 exclusive residential area of Changwon City based on historical characteristic, all the data indicates serious conversion of multi-dwellings and of neighborhood living facilities in detached housing area. And based on this data, we suggest the architectural types of Changwon City’s detached house by 'pure residential type' which is maintaining the pure housing function, 'store infiltration type' which the stores infiltrated into some part of the houses through institutional and physical changes, and 'pure neighborhood living facility type' which the neighborhood living facility infiltrated into the whole housing area and lost its housing funtions.
The case study was conducted by dividing the detached housing area in the type-1 exclusive residential area of Changwon City into 14, and selecting the areas for case study with appropirate reasons or the architectural type houses presente the highest value. As a result, the following architectural characteristics of the architectural types are derived.
First, it indicates that 'pure residential’ house is divided into pure detached house and multi-dwellings house. A pure detached house was found to be type A which increases the efficiency of the site, type B which emphasizes visual openness using both front and side axes and type C which strives to obtain empty lot and open space in the site.
Multi-dwellings housing has been found to have different characteristics according to the ages due to changes in various systems since Changwon city was introduced . Between 1979 – 1989, the houses shut the existing interior staircase, transformed it into a bathroom and toilet by the tenant entering into the second floor of the house flat for one household. And it was found that the outdoor stairs were located on the opposite side of the entrance of the first floor rental unit, and the entrance and exit lines between the house units were separated.
The biggest feature of the 1990 - 2001 house is the exterior stairway and public corridor. A public corridor less than 1 meter was considered as a balcony and was excluded from the area calculation. Therefore, exterior stairways and public corridors were formed around the four sides of the building, and it was found that the plane design to promote the conversion of multi-dwellings through common corridors which are able to enter from four directions is common.
It is found that after 2002, the exterior public corridors are all included in the area, so that they disappear from the plane after this time. The eyebrow roof and the terrace were misused for the plane design and after completion, they were expanded and provided to the service space. It is shown that this was settle down as a new type of multi-dwellings house and to be done steadily until now.
Second, the store-infiltration type houses showed different planar features between where the neighborhood living facility can be installed and where it can’t be. Where the neighborhood facility is not available, the bathroom was installed in the basement for the parking lot or warehouse, and the stairway was installed on the ramp and converted building use in order to use for neighborhood living facility. In the area where the neighborhood facility can be built, only some part of the basement or the first floor was possible for the neighborhood living facility due to the reinforcement of the parking lot law. However, it is commonly found that after the completion of the construction, even the remaining space where should be the parking lot converted building use.
Thirdly, pure neighborhood living facility type house is institutionally classified into two types. Namely, the type that obtained architectural permission to build a neighborhood living facility for a limited period of time before the designation of the district unit planning area in June of 2002 after the revision of the Building Ordinance in 2000. And the type the purpose of living facilities was maintained, but the entire building was used as a neighborhood facility for unauthorized use. Thus, with the purpose of use the facilities of a single type of industry in both the first and second floor by installing interior staircase, the plane type to change the purpose after the completion and the plane type which is planned for different industries of the first and second floor when the stair hall is already installed when the time of builiding permit is done.
From the result of this, it can be concluded that the conversions of multi-dwellings houses and neighborhood living facilities due to the historical characteristics of Changwon City's type-1 exclusive residential area designation have now newly classified into each different housing types lost the original features of detached house. And nowadays it shows the characteristics of each. In conclusion, we hope that this study will be used as the basic data for the study on detached housing in the type-1 exclusive residential area.
