베이비붐 세대의 고령화에 따른 주거선호연구 : 부산광역시를중심으로 = The Study on Housing Preference according to the aging of Baby boomers

This study focuses on the research for the future housing preferences of the baby boomers in Korea. The baby boomer generation in Korea means people who were born from 1955 to 1963. When they will be aging in around 2020 it is expected that we will face serious social and economic problems. Though they will be directly affected due to aging they are not ready for this. This study is analyzed for the baby boomer generation in Busan living in their current housing status, housing preferences and future housing preferences and these clustering characteristics by groups are identified.
First of all, it is expected that baby boomers continue to work like economic activities for an extended period of time in the future so the policy offering them minimal jobs continuously is needed that consistently offered the least amount of jobs to those policies would will be required. Second, there are the phenomena of real estate bias and lack of financial assets of the Baby Boomers. Assets of bias will constrict the whole real estate when real estate for sale is temporarily dampened so that this will be the burden on the economy as a whole. Therefore, there is a need for policies of financial assets that can easily be converted to real estate assets such as the kind of national pension, reverse mortgage by expanding. Third, housing will become unstable due to lack of assets in the case of the layer(absolutely insufficient net worth women, less than high school education, coalition, and other housing residents, 66 ㎡ or less residents). Therefore, an increase in income for these households and residential stability measures will have to be prepared. Fourth, there are lots of their total assets compared to total households in the case of households with debt, but compared to the total households was very high, and the proportion of real estate is likely to be exposed to a greater risk in the case of real estate declining. Therefore, the risk management measures are necessary for these debts households. Fifth, according to the specific characteristics of the clustering of residential preferences, there can be divided into location preferred type, economic·social preferred type, physical preferred type, non-preferred form of housing they want will be provided due to preferred form of housing according to the nature of these groups.
Drawn through the future of the baby boomer housing preference and housing preferences, the results were summarized as follows. First of all, most preferred type of housing baby boomers want in the first priority are detached house and apartments in the mainstream, but it shows that in the second priority, they want a preference for urban living homes, welfare homes for the elderly, detached house, condominium, townhouse. Therefore, from now on diverse housing will be supplied away from supply-driven homes as now out in the same apartment with the current supply-driven. Second, it will be necessary to support people living in detached house and housing alliance in order to live conveniently to change housing alliance, housing modifications and structural changes. Third, they want a smaller scale of the housing than the current scale of the housing, so that there is a need to supply a small area of ​​housing, rather than the current one. Fourth, since they want self-housing ownership patterns overwhelmingly, the political support they can own their own houses is necessary. Fifth, the housing land supply will be needed for the groups that prefer a detached house with their preferred location and affordability. Sixth, for the full balanced development of the whole Busan city, residential environment of the regions of West Busan and the regions of Central Busan will have to be improved.
